Bidding will be on a per acre basis multiplied by the number of acres. The successful buyer will be required to put down10% day of auction. The earnest money should be in the form of a personal check or cashier’s check. The balance will be due at closing on or before March 28, 2009. Seller shall provide an owner’s policy of title insurance in the amount of the purchase price and shall provide a deed conveying the Farmland to the buyer. Seller will pay 2008 taxes due in 2009. 2009 and subsequent years taxes shall be responsibility of buyers. There is no existing cash rent lease in place for 2009. Possession of the Farmland will be given at closing. The 2007 Real Estate taxes paid in 2008 were $894.64. All final bid prices are subject to approval or rejection by Owners.<br>
