Land Location: The Hillison Trusts Farmland is 4 ½ miles north of West Brooklyn, IL on Brooklyn Rd., to US 30, then west 4 miles to Farmland. Or 3 miles north of Amboy on Rt. 52 to US 30, then 5 miles east to Farmland. The land is in Section 4, T.20N-R.11E, Lee Center Township, Lee County, IL
Description of Farmland: The farm contains a total of 113.22 M.O.L. taxable acres. FSA Information: 104.88 cropland acres; Soil Productivity Index (PI) 129.9, (Class A). Soil Types include: Fella, Harpster, Normandy, Ambraw, Hooppole, and Clyde. This farmland has excellent drainage and Class A productive soils. There is road frontage along US 30. Real Estate Taxes $3,715.42, PIN 11-16-04-200-003.
Terms: Bidding will be on a per acre basis, based on the surveyed acres. A survey will be provided. The successful buyer will be required to put 10% down the day of auction and execute a contract for the purchase of the farmland. The balance of the purchase price will be due at closing which will take place on or before December 30, 2022. Seller will provide buyer with an owner’s title insurance policy in the amount of the purchase price. Possession will be given to buyer on the date of closing. Real Estate taxes for 2022 due in 2023, will be paid by the seller, buyer will be responsible for any subsequent taxes. There is no existing farm lease in place for 2023. Bidding is not conditional upon financing and Buyer should have financing arrangements in place prior to the auction. Seller reserves the right to accept or reject any and all bids.
