This farmland will be offered by the total dollar bid. The successful buyer will be required to put down $25,000 day of auction. The earnest money should be in the form of a money order or cashier’s check. The balance will be due at closing, on or before 30 days from auction. Seller shall provide an owner’s policy of title insurance in the amount of the purchase price and shall provide a deed conveying the Farmland to the buyer. Taxes for 2009 will be pro-rated. The 2008 Real Estate taxes paid in 2009 were $3,805.50. All final bid prices are subject to approval or rejection by the owners. The cropland will be available for the 2010 crop year with possession subject to removal of crops. <br>
